Refinish the floor you already own
Solid hardwood has a trait most floors do not: it can be sanded down and restored multiple times. With proper maintenance, hardwood can last up to 20 years or more, and a sand and finish is how it gets a fresh start in the middle of that life.
So before anyone talks about tearing a hardwood floor out, ask whether it needs replacing at all. Dull, scuffed or worn boards often need sanding and a new coat, not a new floor.
Our own jobs show the range. One started as a damaged, pulled-up wood floor and ended as warm refinished hardwood. Another started with dull boards and ended as glossy refinished oak.
